Deposits A 50 percent deposit is required with
your reservation. A refundable Security Deposit of $1000 and the balance of
the rental along with any applicable VT taxes are due 45 days prior to your
arrival. Payment must be made by check or money order. The Security Deposit
will be returned to you within 30 days after departure less any damage or loss.
Cancellations Your deposit will be refunded in full (less
a $100 handling fee) if cancellation is made outside of 6 months prior to your designated
arrival date. If your cancellation is made within 6 months of your arrival date, there will be a $250 fee charged; however, the deposit will be forfeited if cancellation is within 60 days
of your designated arrival date. Refunds will be mailed 30 days after cancellation. Either party has the right to cancel the Lease prior to 45 days before your arrival date. The Lease is binding on both parties within 45 days of your arrival.
Discounts A $50 discount off the regular rate
(see Rates & Availability page) is offered for each additional week.
Check-in / Check-out Check-in time is 3 PM. on
Saturdays. Check-out time is 10 AM on Saturdays. The time in between is used
for cleaning and maintenance.
Phone - A phone is now available
for unlimited local and long distance within the United States. Please bring
your calling card and/or cell phone for International long distance calls.
Use of Rowboat There is a 14-foot aluminum rowboat
that comes with the property at no additional cost; however, an additional "Rowboat
Agreement" must be signed prior to using the boat.
Smoking Regs NO SMOKING indoors.
Pets Well-behaved pets are welcome, but you are
responsible for any damage. There is a strict leash law in Colchester - pets
must be leashed at all times. Please clean up all pet messes.
House & Parking Capacities A maximum of nine
people can reside in the house and a maximum of three cars can be on the property
at any time without prior permission from the owner.
Vermont Rooms & Meals Tax The rental of this house
is subject to the Vermont Rooms and Meals Tax of 9% (nine percent). The damage deposit
may not be used for this charge.
